Many plumbing companies operate on a franchise model or at a nationwide level. As a homeowner, this means you’re often paying a portion of franchise fees, along with the costs of multi-level management.
The advantage of choosing Precision Plus Plumbing is that you’re working with a “true” local, family-owned business. This ensures personalized service and expertise without the extra overhead costs that larger companies pass on to their customers.
What sets Precision Plus apart is that we’re the only plumbing company with a Licensed Master Plumber on staff full-time, along with a dedicated water damage restoration department. This unique combination allows us to provide a more thorough, comprehensive service — addressing both the cause of the problem and the damage itself.
Many plumbing companies operate as franchises. As a homeowner, you end up paying for their franchise fees, multi-level management, and corporate marketing — on top of the repair.
Precision Plus is different. We’re a local, family-owned business. No franchise overhead. No call center dispatching a random technician. When you call us, you get a master plumber who has worked in Chester County homes for 25+ years and knows exactly how PECO operates in your township.
What makes us truly unique: We’re the only plumbing company with a Licensed Master Plumber and a Water Damage Restoration department under one roof. If a gas leak required PECO to red-tag your service, or if accessing the leak meant opening a wall or ceiling, we fix the leak AND repair the damage — one company, one call.
Every PECO gas leak repair includes a FREE complete gas line safety inspection ($149 value) — we check every connection, valve, and fitting on your system so nothing gets missed.

→ HISTORIC BLACK IRON PIPING & UNDERSIZED METERS
West Chester’s historic borough core features Victorian and Federal-era homes – many still running original black iron gas piping installed when the home was first converted from coal heat. Over 80–100 years, scale and corrosion build up inside the pipe wall, eventually creating pinhole leaks at threaded joints. We pressure-test the entire branch, identify which sections of pipe are still sound versus which need replacement, and coordinate with PECO when the meter itself needs upsizing to support modern appliance loads.

→ CONVERTED INDUSTRIAL LOFTS & SHARED MANIFOLD ISSUES
Phoenixville’s converted mill and factory buildings have unique gas distribution challenges – multiple units sharing a single PECO meter bank with branch lines snaking through walls that weren’t designed for residential gas. When one unit smells gas, the leak is often in a shared chase serving someone else. We trace the manifold, isolate the affected branch, and verify proper sediment traps and shutoff placement for each unit.

→ AGING UTILITY MAIN CONNECTIONS & UNDERGROUND YARD LINES
Coatesville’s older neighborhoods have steel underground service lines from the 1950s -1970s that are now reaching end-of-life. Homeowners often notice a faint gas smell outside near the meter or a dead patch of grass along the line path – both classic underground leak signs. We work directly with PECO to determine where their responsibility ends and yours begins, then excavate and replace the customer-side yard line in poly with proper tracer wire to current code.

→ APPLIANCE FLEX CONNECTOR FAILURES
Downingtown’s mix of 1980s – 1990s subdivisions has reached the age where the original yellow-jacketed flex connectors behind ranges, dryers, and water heaters are brittle and starting to leak at the ferrule. The leak is often slow enough that homeowners don’t smell it until they pull the appliance out for cleaning. We replace failed connectors with current CSA-certified yellow-coated stainless flex, install proper appliance shutoffs where missing, and pressure-test the run.

→ CSST BONDING DEFECTS IN NEWER CONSTRUCTION
Exton and Malvern’s newer executive homes typically use CSST (corrugated stainless steel tubing) for gas distribution – which is faster to install but requires direct bonding to the home’s grounding electrode to prevent lightning-strike punctures. We frequently find homes where the CSST was never properly bonded at the original build, or where a finished basement covered up the bonding point. We verify and correct CSST bonding to current code – also what your insurance carrier wants documented.

→ RURAL PROPANE-TO-NATURAL-GAS CONVERSIONS
Kennett Square and southern Chester County have many older homes that were converted from propane to PECO natural gas over the past 20 years. Conversions done quickly often left orifices, regulators, or appliance burners sized incorrectly for natural gas pressure – creating slow leaks at burner assemblies, incomplete combustion, and elevated CO. We verify every appliance is properly converted, re-orifice as needed, and test combustion at the flue.
Six steps. One visit. No second-guessing.
Call (484) 436-4190. Describe what you smell, where, and when. We dispatch a master plumber with leak-detection equipment and the parts most likely needed for your housing type. If the smell is strong, we'll walk you through evacuation and PECO emergency steps while we drive.
We use combustible gas detectors, electronic leak sniffers, and pressure-drop testing to locate the actual source - not just where the smell is strongest. Gas migrates, so the smell is rarely at the leak. No cookie-cutter diagnosis.
Clear explanation of what's leaking and a written price before work begins. We tell you whether repair, replacement, or PECO coordination makes more sense - with real numbers.
Black iron, CSST, flex connectors, valves, regulators, and underground poly - common parts on every truck. All repairs meet Pennsylvania UCC and IFGC code, with proper sediment traps, shutoffs, and bonding.
We pressure-test the repaired section to code, verify combustion on every gas appliance, test CO levels, and confirm proper draft. No system leaves our hands without complete safety verification.
If PECO red-tagged your service, we coordinate the reconnect and meet the inspector if required. You sign off when you're satisfied. Every repair backed by our warranty on parts and labor.

Discover how our master plumbers find the real leak — not just where you smell gas — to keep your home safe.
Get everyone outside immediately and leave the door open behind you. Don’t flip light switches, don’t use your phone inside, and don’t start a car in the garage. Once outside, call PECO Emergency at 1-800-841-4141 – they will respond and shut off service if needed at no charge. Then call us at (484) 436-4190 to schedule the repair so PECO can restore service. We coordinate directly with PECO once the leak is fixed and pressure-tested.
Same-day for all PECO red-tag situations across Chester County – including evenings, weekends, and holidays. Call (484) 436-4190 and let us know PECO has shut you off. We prioritize red-tag calls because every day without gas means no hot water, no heat, and no cooking. We’ll dispatch a master plumber with the parts most likely needed for your housing type and coordinate the PECO reconnect.
It depends on the cause. If the leak resulted from a sudden event (lightning strike on CSST, a contractor hitting a line, a covered appliance failure), insurance often covers it. Routine corrosion and age-related failures are typically not covered. We document the cause clearly in our written estimate so you have what you need for the claim, and we can speak directly with adjusters from most major Pennsylvania carriers if helpful.
Most isolated leaks (single appliance line, flex connector, valve replacement) are repaired and pressure-tested within 2-4 hours, with PECO reconnect the same day. Larger jobs – repiping a section, underground yard line replacement, or full-house CSST bonding – can take 1-2 days. We’ll give you a realistic timeline in writing before we start so you can plan around it.
Yes. All gas line work in Chester County requires a permit and inspection per Pennsylvania UCC. Each township handles permits slightly differently – West Chester Borough, West Whiteland, East Goshen, Tredyffrin, and the City of Coatesville each have their own process. As your licensed master plumber, we pull the permit, schedule the inspection, and meet the inspector. You don’t deal with the township at all.
We serve all of Chester County including West Chester, Coatesville, Phoenixville, Downingtown, Exton, Malvern, Kennett Square, Paoli, Berwyn, Oxford, and surrounding communities – zip codes 19320, 19335, 19341, 19348, 19355, 19380, 19382, 19425, 19460, and 19464.
